A los efectos de cumplimentar, lo dispuesto en el Art. 7\u00ba (Inciso j) de la Ley 8912 de Ordenamiento Territorial y Uso de Suelo, delimitase en el \u00c1rea Complementaria del \u00c1rea Urbana de la localidad de General Alvear, la Zona de Usos Espec\u00edficos ZUE, cuya ubicaci\u00f3n y deslinde, est\u00e1 indicada en el plano de zonificaci\u00f3n Anexo 1, que forma parte de la Presente Ordenanza. Ubicada en la prolongaci\u00f3n de la Avenida San Mart\u00edn, calle sin nombre y Avenida 9 de Julio; que comprende el Complejo Carcelario UNIDAD 30 y el Cementerio Municipal de General Alvear y Zona de expansi\u00f3n.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><strong><span style=\"text-decoration: underline;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">ARTICULO 2: <\/span><\/span><\/strong><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">BANDA COMPLEMENTARIA DE CIRCULACI\u00d3N \u2013 BCC1. A los efectos de cubrir las necesidades b\u00e1sicas de ordenamiento F\u00edsico espacial, de la Zona de Usos Espec\u00edficos ZUE, con sus sectores del entorno inmediato, se determina una Banda Complementaria de Circulaci\u00f3n BCC1, que est\u00e1 constituida por la prolongaci\u00f3n Sur de la Avenida San Mart\u00edn, desde la calle Hern\u00e1ndez (fin del \u00e1rea urbana), hasta 500 metros posteriores al predio perteneciente al Complejo Carcelario de la Unidad 30 de General Alvear y en el que estar\u00e1n comprendidas las parcelas de la Secci\u00f3n F, cuyos frentes dan a la Avenida San Mart\u00edn.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\"><span style=\"mso-spacerun: yes;\">\u00a0<\/span><strong><span style=\"text-decoration: underline;\">ARTICULO 3<\/span><\/strong>: DEL CAR\u00c1CTER DE ESTAS NORMAS. Apuntan fundamentalmente a definir los marcos de referencias generales, a los que deber\u00e1 sujetarse las iniciativas en materia de Usos y Ocupaci\u00f3n de Suelo, en los sectores y bandas anteriormente definidos. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.1. <span style=\"text-decoration: underline;\">De los Usos Predominantes <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Para la Zona ZUE (Zona de Usos Espec\u00edficos) Se consideran usos predominantes y exclusivos, destinados a seguridad y Cementerio y\/o actividades complementarias de estas \u00faltimas. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Para la Banda Complementaria de Circulaci\u00f3n BCC1, en su margen este y Oeste, ser\u00e1n usos complementarios, los siguientes usos: <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Estaciones de Servicios; <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Almac\u00e9n de Ramos Generales; Hospedajes; <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Restaurantes; y todo otro uso relacionado con la Seguridad y el Cementerio. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.2 <span style=\"text-decoration: underline;\">De los Usos Prohibidos <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">No podr\u00e1n ubicarse en esta Banda, los negocios relacionados con la Ley 11.825\/96 y 11.748\/96 (Expendio de bebidas alcoh\u00f3licas); tales como bares, confiter\u00edas bailables, etc. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.3. <span style=\"text-decoration: underline;\">Restricciones de los Usos <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Retiro de la Edificaci\u00f3n de 10 metros, contados de la LM \u2013 L\u00ednea Municipal \u2013 de las parcelas que den con frente a la Avenida San Mart\u00edn, comprendidas en la Banda Complementaria de Circulaci\u00f3n (BCC1) ubicadas en el Sector F. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.4. <span style=\"text-decoration: underline;\">De las Parcelas <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Para los lotes ubicados en la secci\u00f3n F., en la Banda Complementaria de Circulaci\u00f3n las nueve Parcelas, que se creen, tendr\u00e1n una superficie m\u00ednima de 2000 metros cuadrados y un lado m\u00ednimo de 40 metros. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.5. <span style=\"text-decoration: underline;\">De la ocupaci\u00f3n del Suelo por Parcela <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">La ocupaci\u00f3n m\u00e1xima del suelo por parcela en la Banda Complementaria de Circulaci\u00f3n, ser\u00e1 igual al 20% de la superficie de la misma F.O.S. = 0,20. Los premios a que puedan accederse, ser\u00e1n los indicados en la Ordenanza N\u00ba 614\/78. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.6. <span style=\"text-decoration: underline;\">De las caracter\u00edsticas de las Construcciones <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">En los casos de Alojamiento, Hoteles, Albergues, etc., se deber\u00e1 cumplir con lo dispuesto en el Decreto Provincial 3030\/77 u otra norma que lo reemplace que se detalla en el Anexo de esta Ordenanza. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">En el caso de las Estaciones de Servicios, se deber\u00e1 cumplir las normas de seguridad, que establece la Secretar\u00eda de Energ\u00eda de la Naci\u00f3n. Disposici\u00f3n N\u00ba 14 Ley 11.360. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.7. <span style=\"text-decoration: underline;\">De los Estacionamientos <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">En todos los casos, deber\u00e1 preverse, el estacionamiento dentro del predio, quedando prohibido el estacionamiento, en la Avenida San Mart\u00edn en el tramo comprendido en la Banda Complementaria de Circulaci\u00f3n \u2013 BCC1. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">La velocidad m\u00e1xima permitida, ser\u00e1 de 60 Km.\/h, conforme a la Ley Provincial 11.430\/93 y sus modificatorias \u201cC\u00f3digo de Transito de la Provincia de Buenos Aires\u201d y sus Decretos Reglamentarios. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">3.8. <span style=\"text-decoration: underline;\">De los permisos de construcci\u00f3n <\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">Toda propuesta de construcci\u00f3n y\/o subdivisi\u00f3n que afecte a la Banda Complementaria de Circulaci\u00f3n BCC1, deber\u00e1 ser presentada para su aprobaci\u00f3n, mediante un anteproyecto de conjunto, ante la Direcci\u00f3n de Planeamiento Municipal. Cuando a juicio de esta Dependencia, el planteo propuesto, implique consecuencias que excedan su competencia, el anteproyecto del conjunto, ser\u00e1 sometido a consideraci\u00f3n del Honorable Concejo Deliberante. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"text-align: justify; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\">El anteproyecto de conjunto, deber\u00e1 contener como m\u00ednimo: <\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-top: 0cm; margin-right: 0cm; margin-bottom: 3.2pt; margin-left: 0cm; text-align: justify; text-indent: 0cm; mso-list: l0 level1 lfo1; mso-layout-grid-align: none; text-autospace: none;\"><span style=\"font-size: 11.5pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: Arial; color: black; mso-ansi-language: ES-AR; mso-fareast-language: ES-AR;\"><span style=\"mso-list: Ignore;\"><span style=\"font: 7.0pt 'Times New Roman';\">\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 <\/span><\/span><\/span><span style=\"font-size: 11.5pt;
