mso-fareast-language: ES-AR;\">ART\u00cdCULO 1:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Apru\u00e9base el siguiente r\u00e9gimen funcional y ordenamiento financiero para la construcci\u00f3n de viviendas por ayuda mutua.<\/p>\n<p> <b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\">ART\u00cdCULO 2:<\/span><\/b> La Municipalidad podr\u00e1 formalizar, otorgar y realizar contratos, promover y construir consorcios y\/o Cooperativas y efectuar en general todo acto que sea menester para la construcci\u00f3n de la vivienda por el sistema de ayuda mutua, conforme a las disposiciones de la presente ordenanza.<\/p>\n<p> <b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\">ART\u00cdCULO 3:<\/span><\/b> Los beneficiarios de las viviendas que se ejecuten por el sistema de ayuda mutua, deber\u00e1n aportar esfuerzo personal y solidario en la forma y manera que reglamente la Municipalidad de General Alvear para la construcci\u00f3n de aquellas, contribuyendo la Municipalidad o cualquier otra entidad ya sea oficial o privada, con la asistencia social, las tierras, los materiales, herramientas, equipos de trabajo y la asistencia t\u00e9cnica de las obras a ejecutar o los fondos necesarios para sufragar tales gastos .<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 4: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">Las personas a quienes deba adjudicarse la propiedad de las viviendas una vez construidas, pasaran a ser deudoras por todo gasto originado en la construcci\u00f3n y por el valor de la tierra respectiva. Durante el periodo constructivo la Municipalidad podr\u00e1 requerir el pago de cuotas mensuales no superiores al monto estimado del servicio que en cada caso habr\u00e1 de corresponder a cuotas que ser\u00e1n depositados por los beneficiarios en la forma dispuesta en el art\u00edculo 5\u00ba.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 5\u00ba: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">La deuda que resultare, deducidos los aportes a que se refiere el art\u00edculo anterior, ser\u00e1 instrumentada legalmente por la Municipalidad en obligaciones amortizables en la forma que establece el art\u00edculo 7\u00ba de la presente Ordenanza. Los importes correspondientes ser\u00e1n abonados en la Oficina de tesorer\u00eda de la Municipalidad y acreditados en la cuenta especial permanente de la vivienda.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 6: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">Cuando los acreedores sean conjuntamente la Municipalidad y otra entidad, el servicio de la deuda que se indica en el art\u00edculo 7\u00ba , ser\u00e1 prorrateado en proporci\u00f3n a sus respectivos cr\u00e9ditos realizados la Municipalidad, las transferencias que correspondan a los coacreedores en los importes que se perciban por tales conceptos.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 7: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">El servicio de amortizaci\u00f3n e intereses para el pago de la deuda contra\u00edda por los beneficiarios, e intereses para el pago de las cuotas, se har\u00e1 dentro de los plazos o periodos que fije el departamento Ejecutivo ya que no podr\u00e1n exceder del semestre.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 8: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">La Municipalidad queda facultada para celebrar con el Banco Hipotecario Nacional, banco de la Provincia de buenos Aires, Instituto de la vivienda de la Provincia de Buenos Aires, o toda otra entidad crediticia, todos aquellos actos que sean necesarios para la construcci\u00f3n de vivienda, conforme al sistema de ayuda mutua que se indica en esta Ordenanza, pudiendo a tales efectos suscribir convenios con los mismos, transferir los cr\u00e9ditos estructurados conforme a los art\u00edculos 5\u00ba,6\u00ba y 7\u00ba por su propio valor y adherirse a planes de dichas Instituciones, adecuadas en<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>estos casos la financiaci\u00f3n de las viviendas a construirse, a las previsiones de aquellos a\u00fan cuando difiera de lo previsto en el art\u00edculo 7\u00ba.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 9:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> A los fines del estudio, investigaci\u00f3n y prestaci\u00f3n de Asistencia T\u00e9cnica y Social para el mejor desenvolvimiento y organizaci\u00f3n de los programas de vivienda que dispone la<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>presente Ordenanza queda igualmente facultada la Municipalidad para contratar la locaci\u00f3n de servicios o de obra con entidades privadas u oficiales, empresas t\u00e9cnicas, profesionales o auxiliares. Adem\u00e1s a los efectos de adquirir materiales, herramientas, equipos, maquinarias y todo otro elemento necesario para el desarrollo de los programas, ejercer\u00e1 aquellas facultades que para casos an\u00e1logos otorgan al Poder Ejecutivo; a las leyes de Obras Publicas y de Contabilidad y dem\u00e1s disposiciones aplicables. Las facultades acordadas al Departamento Ejecutivo deber\u00e1n encuadrarse dentro de lo prescripto por la Ley Org\u00e1nica de las Municipalidades.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">De los Inmuebles<\/span><\/span><\/b><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 10:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Las viviendas podr\u00e1n construirse en inmuebles del dominio privado de la Municipalidad o entidades oficiales o privadas, debiendo observarse las siguientes normas: cuando las viviendas fueran a construirse en inmuebles del dominio privado de la Municipalidad, se efectuara por decreto la fracci\u00f3n necesaria. A los fines de su oportuna transferencia a los beneficiarios, se tomar\u00e1 como valor del inmueble, el correspondiente a la valuaci\u00f3n fiscal vigente a la fecha de su afectaci\u00f3n.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 11:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> En ning\u00fan caso podr\u00e1n construirse viviendas en inmuebles cuya valuaci\u00f3n fiscal supere el 50% del valor de los materiales a emplearse en las edificaciones definitivas proyectadas.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">De la Adjudicaci\u00f3n y Transferencia de las viviendas:<\/span><\/span><\/b><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 12:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Terminadas las construcciones la Municipalidad proceder\u00e1 a adjudicarlas e instrumentar\u00e1 las deudas que deben satisfacer los beneficiarios y se les otorgar\u00e1 la posesi\u00f3n.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 13:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Cumplidos los requisitos del art\u00edculo anterior, se transferir\u00e1 el dominio a los adjudicatarios, constituy\u00e9ndose a favor de la Municipalidad y dem\u00e1s acreedores que determina el art\u00edculo 6\u00ba, gravamen hipotecario en primer grado por el saldo deudor liquidado resultante a la fecha del otorgamiento de la escritura, saldo que deber\u00e1 amortizarse y liquidarse en la manera que indica los art\u00edculos 4\u00ba,5\u00ba,6\u00ba,7\u00ba y 8\u00ba, pudiendo convenirse amortizaciones superiores a las previstas si as\u00ed lo desearen los deudores.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 14:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Cuando se tratase de viviendas construidas en terrenos que no fueren de propiedad privada de la Municipalidad, \u00e9sta queda facultada para aceptar en garant\u00eda del pago de los materiales, servicios t\u00e9cnicos y toda otra inversi\u00f3n que hubiere aportado a la obra grav\u00e1menes hipotecarios que permitan el reintegro de los fondos. Los instrumentos respectivos ser\u00e1n firmados por el intendente Municipal.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 15:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Cuando la vivienda se hubiera edificado en tierras de propiedad de la Municipalidad las escrituras traslativas de dominio se otorgaran por el intendente Municipal en representaci\u00f3n de la Municipalidad.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">De la rescisi\u00f3n de los contratos<\/span><\/span><\/b><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 16:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Ser\u00e1n causa de rescisi\u00f3n de los contratos que se efect\u00faan conforme a las normas de esta Ordenanza, las siguientes:<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">1)<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>Durante la construcci\u00f3n de la vivienda:<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">a) El incumplimiento por parte de los beneficiarios o de las entidades a que los mismos pertenecieron de cualquiera de las obligaciones impuestas en la presente Ordenanza o en su reglamentaci\u00f3n. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">b) La violaci\u00f3n de las convenciones que se estipulan.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">c) la comisi\u00f3n de hechos que imposibiliten la prosecuci\u00f3n y terminaci\u00f3n de las obras.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">En tales casos la Municipalidad rescindir\u00e1<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>el contrato originario, quedando facultada para proseguir las<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>obras en la forma que considere conveniente, a cuyos efectos podr\u00e1 adquirir las tierras respectivas en caso de que no fueran de pertenencia del Municipio, facultades todas ellas que se otorgaran y har4an constar en el contrato o convenio con entidades oficiales o privadas y que deber\u00e1n aceptar las dem\u00e1s partes contratantes. En el mismo instrumento la parte propietaria de la tierra deber\u00e1 obligarse a transferirla a la Municipalidad por el precio que dispone el art\u00edculo 10\u00ba de esta Ordenanza.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">2) Durante la tenencia precaria de la vivienda:<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"><span style=\"mso-spacerun: yes;\">\u00a0 <\/span>a) El uso indebido de la vivienda.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"><span style=\"mso-spacerun: yes;\">\u00a0 <\/span>b) Afectaci\u00f3n del inmueble a un uso diferente al de casa habitaci\u00f3n.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"><span style=\"mso-spacerun: yes;\">\u00a0 <\/span>c) Sub arrendar total o parcialmente la vivienda.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"><span style=\"mso-spacerun: yes;\">\u00a0 <\/span>d) Todo acto que altere la naturaleza y finalidad de esta Ordenanza.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 17:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Resuelta por la Municipalidad la rescisi\u00f3n del contrato, \u00e9l o los ocupantes, deber\u00e1n hacer abandono del inmueble dentro de los diez (10) d\u00edas de notificado en caso contrario se proceder\u00e1 a su desalojo por v\u00eda judicial la acci\u00f3n la promover\u00e1 la Municipalidad.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">Disposiciones Generales<\/span><\/span><\/b><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ART\u00cdCULO 18:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Los derechos que otorga y obligaciones que impone a los beneficiarios todo contrato que se formalice conforme a las normas de \u00e9sta Ordenanza son intransferibles. La vivienda que se adjudique, solo podr\u00e1 transferirse cuando se halla consolidado y transferido el dominio en manera definitiva a favor previa conformidad otorgada por la Municipalidad cuando existiera gravamen hipotecario a favor de esta.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 19:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> La Municipalidad contratar\u00e1 seguros que cubran el riesgo de muerte e incapacidad de los beneficiarios con destino a saldos lo que adeudare de la vivienda. Asimismo se contratar\u00e1 un seguro de Incendio del inmueble que cubra el valor del mismo. El costo de los seguros precedentes ser\u00e1 prorrateado entre todos los beneficiarios en cuotas mensuales.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 20:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> Fallecido el beneficiario antes de la adjudicaci\u00f3n definitiva de la vivienda, se reconocer\u00e1n como sbrogados en sus derechos a los herederos declarados en juicio.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 21: <\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">Para el cumplimiento de la presente Ordenanza se utilizaran los recursos del Fondo Permanente de la Vivienda al que se incrementar\u00e1 con los ingresos provenientes de los servicios que correspondan a todas las viviendas que en el futuro se construyan por el sistema que se establece en la presente Ordenanza.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 22:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> El Departamento Ejecutivo podr\u00e1 disponer el reajuste de las cuotas a cargo de los beneficiarios de acuerdo a la variaci\u00f3n que experimente el salario del Pe\u00f3n Industrial de la capital Federal.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-bottom: .0001pt; text-align: justify; line-height: normal;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">\u00a0<\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"text-decoration: underline;\"><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\">ARTICULO 23:<\/span><\/span><\/b><span style=\"font-size: 12.0pt; font-family: 'Arial','sans-serif'; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES-AR;\"> C\u00famplase.
